Lease Plans for Flats and Commercial Units

We draw lease plans to HM Land Registry's guidelines for flat conversions, new blocks, and shops, offices and other commercial units. We work from your drawings, or we measure the building on site if there are no accurate drawings. Each flat or unit gets its own set of plans, ready for your solicitor to attach to the lease.

When you need a lease plan

  • Selling flats on long leases. Each flat in a conversion or a new block usually needs a plan showing exactly what is being leased, floor by floor.
  • Letting part of a building. A shop, an office floor, a warehouse unit or a parking space let on its own lease.
  • Extending or varying a lease. Old lease plans are often hand drawn or out of date. A new plan avoids arguments later.

HM Land Registry says leases of part usually need a plan showing the land leased. If it cannot place that land clearly on the Ordnance Survey map, the application can be rejected or sent back with questions, and the sale waits.

What HM Land Registry looks for

Its plan guidance (practice guide 40, supplement 2) sets out what a good deed plan shows. In short:

  • Drawn accurately to a stated scale, with a bar scale and a north point. Preferred scales for urban properties are 1:1250 to 1:500.
  • Enough of the surrounding roads and buildings to find the property on the Ordnance Survey map.
  • Metric measurements, in metres to two decimal places, that match the scaled drawing.
  • The extent edged or coloured clearly, without the edging hiding other detail.
  • For flats, the extent on each floor level and where it sits within the building's footprint. Internal divisions can go on a larger scale plan, such as 1:200.
  • Separate parts marked: parking space, bin store, garden, storage.
  • No "for identification only" or "do not scale" notes, and no hand-drawn sketches.

Architect's drawings used as they are often miss several of these points. We redraw them to the guidance, so your solicitor is less likely to be asked for a new plan.

Two ways we do it

  • From your drawings. Send us accurate floor plans to scale (DWG or PDF). This is the quickest route for new builds and recent conversions.
  • With a measured survey. If there are no drawings, or the building no longer matches them, our assessors measure it on site and we draw the plans from the survey.

What you get

  • A location plan on a map base, with north point and bar scale.
  • A floor plan for each level the flat or unit covers, edged in red, with parking, gardens and stores marked.
  • One numbered set per flat or unit, matching your schedule and the colours your solicitor asks for.
  • PDFs set to print at the stated scale. The bar scale means a print that shrinks to fit the paper can still be measured.

What we need from you

  • The address and the type of building.
  • Floor plans to scale, or access to the building for a survey.
  • A list of the flats or units and what goes with each one (parking, garden, bin store, loft).
  • Any marking or colour scheme your solicitor wants.

Price and turnaround

Every building is different, so we price each job. Send us the drawings or the address and the number of flats or units for a free quote. Turnaround is 5 working days once we have your drawings, or 5 working days from the survey visit.

Converting a building into flats? We can also do the SAP calculations and EPCs and the sound tests, so one team covers the paperwork.

Questions we get asked

Can you use our architect's drawings?
Yes, if they are accurate and to scale. We redraw them to HM Land Registry's guidance rather than sending them on as they are.

Do you need to visit the building?
Only when there are no accurate drawings, or the building has changed since they were drawn.

Who signs the lease plan?
HM Land Registry needs the plan signed by the landlord or seller. Your solicitor arranges that. We supply the plans ready to attach.

Do you do plans for commercial units and parking spaces?
Yes. Shops, offices, warehouse units, parking spaces and stores, as well as flats.
