October 2026: Mould in the Corner? Thermal Bridging in New Extensions
Mould in the corner of a new extension is often caused by a cold junction rather than poor ventilation. Where the insulation stops short, the inside corner gets cold enough for condensation, so we check junction details at design stage for both the SAP calculation and the surface temperature. Related: condensation risk analysis. Watch on YouTube.
October 2026: New Build SAP Calculations: Party Wall Junctions Explained
On terraces and flats, heat escapes where the party wall meets the outside wall, and that same detail repeats in every home on the scheme. Keeping the insulation continuous with a cavity closer at design stage helps every unit's SAP calculation. Related: psi-value calculations. Watch on YouTube.
October 2026: TM59 Overheating Assessment: Why Cooling Comes Last
Part O expects passive measures before mechanical cooling, so in a TM59 dynamic model we test glazing, shading, opening sizes and ventilation first. We only look at cooling when those are not enough. Related: TM59 overheating assessments. Watch on YouTube.
October 2026: New Build SAP Calculations: Why Junctions Cost You
New build SAP calculations often struggle because of heat lost at the junctions, not through the walls themselves. Insulation that stops short at the eaves and steel lintels over windows are two common culprits, and both are far easier to sort at design stage. Related: psi-value calculations. Watch on YouTube.
October 2026: Part O: when the simplified method is ruled out
The simplified Part O method is the quickest route, but it cannot always be used. If the site is in a high-risk location, mainly central London, or noise means bedroom windows have to stay shut at night, we need a TM59 dynamic model instead, so check the postcode and noise report early. Related: Part O simplified or TM59?. Watch on YouTube.
October 2026: Over 12 kW of air con? Your TM44 inspection explained
If the air conditioning in a building adds up to more than 12 kW, it needs a TM44 inspection, so count every unit, not just the biggest one. We explain how often the inspection is due and how the report is lodged on the national register. Related: TM44: who needs one. Watch on YouTube.
October 2026: Your SAP isn't finished at design stage: design vs as-built
A design-stage SAP is only half the job: at completion we update it to what was actually built, add the air test result and produce the on-construction EPC. Take site photos of insulation, junctions and services before they are covered up, as Part L now asks for them. Related: SAP calculations. Watch on YouTube.
October 2026: 3 reasons new homes fail Part O (and how to fix them)
Too much glass on one side, no cross-ventilation, and bedroom windows that can't stay open at night because of noise. Related: our full guide and Part O overheating assessments. Watch on YouTube.
