SBEM calculations and BRUKL reports
An SBEM calculation shows that a new or altered commercial building meets Part L of the Building Regulations. It produces the BRUKL report that building control asks for and, at completion, the building's EPC.
Commercial EPCs
You need a valid EPC when a building is sold, let or newly built, and it lasts 10 years. We survey the building, model it and lodge the certificate on the government register.
EPC B upgrade plans
The government has confirmed that rented commercial buildings over 1,000 m² will need to reach EPC B by 2031. This is not yet law. We model the lowest-cost route from EPC D or E to B, with costed upgrades and payback.
TM44 air conditioning inspections
If the air conditioning in your building has a combined rated output of more than 12 kW, the law requires an inspection at least every five years.
Display Energy Certificates
Public authority buildings over 250 m² that the public visit have to display one. We produce the DEC and its advisory report.
Fire risk assessments and asbestos surveys
If you own or manage a commercial building or a block of flats, the law requires a written fire risk assessment. Buildings from before 2000 also need an asbestos survey. We arrange both, with one point of contact.
Part L changes in March 2027
The new Part L for commercial buildings comes into force in England on 24 March 2027. Projects that submit plans before that date and start on site within 12 months can stay on today's rules.
