Ventilation Testing and Commissioning for Part F

Airflow testing for extract fans, MEV and MVHR in new homes, with the report building control needs.

Part F Ventilation Testing

Part F of the Building Regulations requires the ventilation in a new home to be tested and commissioned, with the results sent to building control. We measure the airflow at every fan and terminal and issue the report.

What we test

  • Extract fans in kitchens, bathrooms, utility rooms and WCs
  • Continuous mechanical extract systems (MEV)
  • Mechanical ventilation with heat recovery (MVHR), supply and extract
  • Cooker hoods that extract to outside

Minimum extract rates for intermittent fans

  • Kitchen, with a cooker hood extracting to outside: 30 litres per second
  • Kitchen, without one: 60 litres per second
  • Utility room: 30 litres per second
  • Bathroom: 15 litres per second
  • WC: 6 litres per second

New rules from 24 March 2027

Under the Future Homes Standard changes, ventilation systems will have to be commissioned and tested by a member of a scheme that checks competence, such as a competent person scheme. Continuous extract and supply fans will have to be measured with a powered flow hood. A vane anemometer can still be used for intermittent extract fans.

Getting the home ready

  • Fans wired and working, with ducting complete
  • Grilles, valves and terminals fitted
  • Internal doors hung
  • Power on

What we need from you

  • Floor plans showing the wet rooms
  • The ventilation system type and fan models
  • The number of homes

Price and turnaround

Priced per visit. It costs less when booked with the air and sound tests, because we save on travel.

Report within 5 working days of the visit.

Questions we get asked

A fan does not reach the minimum rate. What now? The usual causes are long or crushed ducting, too many bends, or the wrong fan. We tell you which, and retest once it is fixed.

Does the result affect my SAP? Yes. The ventilation system and its tested performance go into the as-built SAP.
